    Questions, answered.

    General / What is Kinshire?

    What is Kinshire?

Kinshire is a creative solution to the "housing crisis" wrapped in a fun fantasy veneer. Small dwellings designed within fundamental values, so people can experience what we are talking about. In short, it is a middle-earth feeling village comprised of mini castles, cottages, hobbit holes, and more — for the purpose of experiencing, creating, and gathering.

Is this actually being built, or is this AI-generated / concept art?

It's actually being built. It's in phase 0, which you can check out the details for in the "Execution" page. I've used some AI art during iterations of the website, and in order to have imagery which speaks crisper than my infinite ramblings.

    Where is Kinshire, actually?

Kinshire is in Duchesne County, Utah, USA.

    Can people visit?

Not at the moment, but soon. As we get into phase one, we will open the doors for a small number of people to assist with building, and for various other purposes. But it is not open to the public yet.

How long has this been going on?

The full vision came into scope during November of 2025, and I've been bringing it forward and sculpting it into being since then.

    Why are you building Kinshire?

Too many reasons to put in this short FAQ. But the fundamental basis of it was that I want to build buildings which prove concepts that I've been obsessing over for 20 years. In an effort to think of how to do so, I stumbled upon the idea of making small dwellings. Many small dwellings form a village, and off the vision goes. I'm building the Kinshire to bring people together.

What problem is Kinshire trying to solve?

In a roundabout way, the "housing crisis". The dwellings will each aim to prove multiple "Fundamentals" (see the fundamentals) in a micro form — for the purpose of giving people a tangible and accessible example of what housing could be: higher craftsmanship, less toll in terms of materials, input and upkeep, and a humbler price-point for the millions of people who want a home, but can't afford the over-priced tinder shit boxes we are slapping together at volume these days.

    What will Kinshire become?

Kinshire will become a village of sorts. A place to retreat for creative endeavors, spending time with loved ones, attending events and gatherings, and hosting an assortment of workshops, weddings, and other fun stuff. Kinshire is a three-legged beast: Media (a variety of YouTube episodes, Instagram, TikTok), Hospitality (nightly rentals, event hosting), and Construction (integrating a variety of methods to showcase a better way of building).

Why does Kinshire look the way it does?

The middle-earth aesthetic stems from my kindred perspective of the world with J.R.R. Tolkien. The construction methods to be utilized already bear resemblance to a forgotten age. So I decided to lean into that. There are so many people who love whimsical places. I figured why not make the whole vibe middle-earth, fantasy, medieval? It's fun.

    Staying / Visiting / Participating

    Can I come stay there?

You sure can, as soon as the first dwellings are finished. We will have a wait-list on the website soon.

When will it be ready to book?

If the vision goes as I intend it, bookings will come online Spring of 2027, with first guests arriving Autumn of 2027.

How much will a night cost once it's open?

It depends on which building you're booking. Cottages, tree-pods, and hobbit holes have smaller capacity, and will cost less. Castles have larger capacity and cost more. I aim to achieve a price point that isn't greedy, yet contributes to the growth of Kinshire — and invites regular people, not just the super wealthy. I'm thinking between $500–1200 per night depending on the size of building reserved.

Can I visit and help build, even just for a day or a weekend?

You sure can. But not yet. I will open a call for that in the coming months.

    Do you take volunteers?

I'm open to it once I get an attorney to assist me with all the nuances that entails.

    Can I help build Kinshire?

If you are a contractor with relevant skills, certainly. If you are a novice wanting to just be a part of it, we will present you with opportunities to fulfill that desire in time.

How can I be part of Kinshire?

The easiest way is to contribute financially. If you feel inclined to be a part of Kinshire, write me an email with your information, relevant skills, and what you propose to bring to the table. I welcome your proposals and inquiries: thekinshire@gmail.com

Are you looking for craftspeople, builders, artists, or other collaborators?

All of the above and more. Aside from building the structures, I need metal-crafters, carpenters, brick makers, stone carvers, tapestry weavers, and numerous other creative niches. If you have something in mind, email me at thekinshire@gmail.com

Is there a way to buy land or a unit there myself?

Not at the moment or in the near future. I have plans to keep building "Kinshires" until I'm an old and feeble man, so there is open space in the planning for those who want a piece of Kinshire for themselves down the line. This initial project stays focused on rentals and events, with future projects incorporating potential ownership. If you have an idea, email me at thekinshire@gmail.com

Can I own land or a home at Kinshire?

Not at the first Kinshire. But this is the seed to the tree of my larger vision, "Kin Domain Image." KDI will be entire settlements of "kin domains" for anyone who wants to live a more permanent lifestyle embodying the principles brought forth at the Kinshire — 2–5 acre parcels pre-developed with terracing, water retention, and permaculture design so inhabitants can enjoy maximum water retention in any environment. The more water that stays on the land, the richer that land becomes.

Who will eventually be able to live there?

Kinshire will eventually require some full-time staff. For now, it's not intended for anybody to live there — merely for people to visit, enjoy, gather, and celebrate this life. See the previous three questions.

    The Build

What are you actually building it out of?

Stone, earth, rammed earth, hempcrete, steel, cob and wood, primarily.

    Is Kinshire off-grid?

    Indeed, Kinshire is off-grid.

    Does it have power?

Each dwelling produces and stores its own power.

Where does the water come from?

We will capture the legal amount of rainwater for each building. Additional water will be provided initially by truck during construction, with a well going in during phase 1 or 2.

Does it have normal plumbing and septic?

Yep, each dwelling will use normal plumbing and septic. The goal is to be ultra compliant with codes so these buildings are approved in the majority of zones.

How are you handling heating and cooling?

The buildings are designed to maintain a comfortable temperature without additional heating and cooling. But they'll be equipped with passive AC and wood-burning stoves. I'll probably have to do gas stoves for insurance purposes, but we'll cross that bridge when we get there.

Will it survive winter out there?

    Comfortably!

What is the climate like in Duchesne County?

It's high-desert. I joke that it rains every time I'm there and I'm yet to be proven wrong. Utah has four distinct seasons, and being higher elevation means winter comes sooner and leaves later. My favorite thing is that in the heat of summer, the nights still get cool and crisp.

Are you doing all this yourself?

I'm bootstrapping this whole project. I'm driving the ship, but there's no way I can do it all myself on the timeline I have in mind. Kin means friends and family, and I want as many friends and family to become a part of this as possible.

    Are you hiring contractors?

Some, yes. You can inquire by emailing thekinshire@gmail.com

    Who is actually building Kinshire?

Jared Rich is building the Kinshire. The Kinshire will run all contracting and construction through Domain Construction Inc., a company I own as a partner with my brother.

    Is this legal?

All legalities are addressed with seriousness. There is no intention to do anything illegal at the Kinshire.

    Are the buildings permitted?

Yep, they sure are. The goal is to not just showcase an alternative way of thinking about housing, but to do so in a way that is massively applicable to the civilized world. We aim for every design to be overly code compliant in all possible ways. There's no point doing these things if it can't be replicated easily.

    Are the buildings engineered?

As extensively as our resources allow, we will engineer everything — not just for Kinshire, but for future replicas or re-iterations of the buildings for other people.

How are zoning and building codes being handled?

Appropriately as they arise. Working harmoniously with the county and state are some of our top priorities.

    How big is the property?

The launchpad is 10 acres, for strategic purposes.

How many structures are planned total?

This vision doesn't really have an end. We will build as many as we can on the first property, and expand later to other states and countries. So, ten billion?

How long will Kinshire take to build?

I plan to build Kinshire for the rest of my life. The Duchesne project has a 10-year scope. But this is just the seed of greater things to come.

Is there a master plan, or is it evolving as you build?

There's a quote I love: "Plans are shit, but planning is everything." I am an avid planner, and there is a master plan. The plan can be updated or changed as insight and new information require it.

    Is this just fantasy architecture?

Nope, this is living architecture — meant to evoke something ancient within you. The fantasy vibe is really just for fun, and aesthetic!

Why use stone, earth, timber, steel, and old-world building techniques?

The primary reason is because stone and earth are the most abundant natural resources on earth, literally. Buildings shouldn't require thousands of gallons of diesel fuel to deliver the components. These buildings won't be off-gassing for a hundred years like conventional homes.

Why not just build conventional houses?

They are glorified tents. Building primarily with wood, glue, paper, staples, vinyl, drywall, and the rest of the crap we have normalized is nonsensical. Conventional houses are disasters waiting to happen. My designs are not. They withstand natural disasters, fires, and provide for inhabitants year-round with minimal resources. Conventional housing is CRAP.

Are these buildings meant to last for generations?

    Indeed, at least seven generations.

    The Vision

What is the larger vision behind Kinshire?

My ulterior motive with Kinshire is simply that I love to build, and I want to build houses that I have designed, with humans in mind — unlike conventional houses. The vision is growth, opportunity, collaboration, community, and stewardship.

    What is "Kin Domain Image"?

KDI is the vision I've been holding within me for 20 years: 2–5 acre parcels pre-developed for maximal human and natural flourishing. The parcels will have terraces, berms, and swales as needed for keeping a higher volume of water on the land — more water means more vegetation, more flourishing. There's a lot of nuance to this, but that's the gist. I came across the "Ringing Cedars of Russia" book series a few years into thinking about this, which articulates a version of "kin domains" far better than I had. Look into it.

Is Kin Domain Image different from Kinshire?

Yes. Kinshire showcases prototypes and brings my designs forth for people to feel and experience. Kin Domain Image is a means for facilitating a great number of people getting their own generational land, and building a structure with a heart, for their own family.

How is Kinshire related to Kin Domain Image?

Kinshire is the runway. Kin Domain Image is the plane.

    Why "Middle Earth" specifically?

Thought-provoking, heart-inducing aesthetics. People like cool places that don't feel fake — at least, I do. Everything on Kinshire is real. It's a place to come and tune into your creativity, or have a good time. Why not do it in a classy setting?

Is the fantasy aesthetic just for fun, or does it mean something more?

Yeah, it's just for fun. It allows for aesthetic creativity.

    Is Kinshire a resort?

Nope, it's a "campground" with dwelling rentals and event hosting.

    Is Kinshire a community?

The people are a community. The Kinshire is the setting.

    Is Kinshire a business?

Yep. It'd be naive to try and build a business that isn't a business. Kinshire produces revenue, pays subcontractors and employees, and files taxes.

What happens to Kinshire once it's built?

It's to be enjoyed, celebrated in, and cared for, for as long as it stands.

    Who is Kinshire actually for?

Anyone whose heart enjoys this type of thing. It's for all the future visitors who will pass beneath the archway gate. It's for me, to fulfill a vision I've been stewing on for two decades. It's for my children, to be part of the creation of as they grow into kind adults. It's for my family, to provide income. It's for anyone and everyone whose heart is touched by Kinshire from here into infinity.

    Is Kinshire mainly for tourists?

It's for anyone who wants to visit — tourists, travelers, event attendees, creatives, writers, photographers, videographers. The target avatar is fun people.

Is it eventually meant for people who want to live there?

Nope, Kinshire is meant to be a fun little village for visitors and events. That's it.

What happens when Kinshire is finished?

Move on to the next one!

Does Kinshire even have a finish line?

    No, no finish line.

Is Kinshire meant to be replicated elsewhere?

    Yes, in time.

    Money / Support / Investment

How can I support Kinshire financially?

You can become a Patreon member, which is simplest. You can purchase merchandise. I'm currently working on a couple more ways which are win-win, so stay tuned.

    Are you taking investors?

Email inquiries about investment to Jared at thekinshire@gmail.com

    Are you looking for sponsors?

Yes, we will gladly cooperate with multiple sponsors for this project!

    Are you looking for partners?

No partners. Inquiries can email Jared at thekinshire@gmail.com

    Are you accepting donations?

    Yes.

    Is there a Kickstarter?

I have everything ready to go for a Kickstarter, if we choose to take that path. Stay tuned by joining our email list.

    Is there a GoFundMe?

    No, I haven't started a GoFundMe.

Can people sponsor a specific building or part of the project?

Yes — this is the encouraged method for sponsorships and donations. A breakdown of our building timeline, phases, and associated costs are on the "Execute" page. I'll actively show where funds are going on the YouTube channel as we hit milestones.

Can companies donate materials or equipment?

Certainly. I would greatly appreciate any donations of needed items.

    Where does contributed money go?

It goes to the "bus stop," where it waits for the next planned item as shared on the "Execute" page and in update videos on YouTube. Materials, equipment, company overhead, and labor costs will be transparent.

How will financial contributions be tracked or accounted for?

Meticulously, in accounting software designed to retain this information. I am a meticulous bookkeeper and that won't falter.

What happens to my money or support if the project stalls?

Cash flow for building is held in the "bus stop" until allocated to the next task in the order of operations. Delays are normal in construction. Support is gathered mostly as an exchange of goods (membership, merchandise, pre-booking), so Kinshire isn't likely to be holding anyone's money hostage if the project stops. Pre-booking deposits are refundable. Terms for sponsorships, investors, and the like are covered in their respective agreements.

What happens if Kinshire doesn't get finished?

What happens to what — the project, the finances? I know this is hard to believe, but I can't actually see the future. I don't know what happens if it doesn't get finished. But it's being operated as a business should operate, and necessary steps will be taken to ensure Kinshire is finished or dissolved appropriately.

What would an investor actually be investing in?

We're not discussing investment terms in a public format at this time — there are too many legal nuances to speak on that. If you want to be an investor, email inquiries to Jared at thekinshire@gmail.com

    How will Kinshire make money?

Short term: Patreon support, sponsorship and marketing arrangements, merchandise sales, membership sales. Once we're open: dwelling occupancy, event hosting, sale of goods created on-site, merchandise, media deals, construction deals.

Will rental income help fund future construction?

Certainly. Unlike most ambitious projects, I'm not trying to gather way more than necessary. I only require a certain amount of runway before requiring zero outside capital. Kinshire's initial capital requirements are incremental — we don't need millions before becoming profitable. I don't think we'll require financial support after year one, if that.

Are there ways to contribute besides money?

Certainly. Kinshire requires a whole team of stewards. If you feel your skills would benefit Kinshire and want to talk, email Jared at thekinshire@gmail.com

    About You

    Who are you?

I'm Jared Rich. I've co-owned and operated Domain Construction for 10 years alongside my brother. We grew up watching This Old House, building documentaries, and the like. I'm obsessed with good construction.

    Are you a licensed contractor?

Yes, in the state of Utah.

How long have you worked in construction?

We've operated Domain for 10 years. Both of us were in various trades prior to that — myself for 5 years, my brother for 10.

Where did the idea for Kinshire come from?

It came from my desire to build what I've designed and reiterated dozens of times. It came from my desire to get out of the city and do something meaningful. It came from the whimsical joy of my spirit.

Have you always wanted to build something like this?

Yes, although I couldn't have articulated it so well prior to November 2025.

Are you an architect or designer?

Not officially licensed for either. But I've been designing since I was a little boy — it's a hobby obsession.

Who is helping you design the buildings?

Nobody yet, but I'm open to assistance!

Is there a plan for Kinshire to outlive its founder?

I hope it outlives me by a thousand years — but what do I care? I'll be dead!

    Philosophy / Deeper Questions

Why does craftsmanship matter so much to Kinshire?

I'd say it's less about some pious idea of craftsmanship and more about the core principles in the design and function of the building. Craftsmanship is important because it's the result of embodying creativity — a creative person acting in their expression of their art can't help but have good craftsmanship.

Why does beauty matter in practical buildings?

It's less about beauty and more about provoking good feelings. Beauty is relative, but form, design, and texture lend to a person's idea of beauty more than some facade of it.

    Why does wonder matter?

Wonder is the key to the universe.

Why build slowly when modern construction can be much faster?

Why build faster — for profit? I don't think you'll be saying "build slowly" when things are in production here.

What does resilience mean at Kinshire?

Resilience is the key axiom of all my design fundamentals. Humans have basic requirements for survival and comfort. Resilience in a home means less fear of the unknown.
